A must-read book if you are interested in diving into apartment investment area. The author uses layman language and simple calculation sheets to help you understand the nuts and bolts of investing. The best way to learn business is to gain the insides from successful investors like the author.

You know your local market better than most people. If you can build on his experience and definitely learn general economy & financing, you can even beat most seasoned investors in your local market.

A must read for anyone looking to invest in multi-family buildings. Matt Martinez gives you a very well organized and easy to read guide to building value in the real estate space. This book could really save you millions in avoiding pitfalls!!!!

Wow!

As a fellow investor and real estate author it is always great to see a book like Matt's made available to real estate investors. Matt's book is thorough, insightful, and a great read for investors considering apartments. Great work Matt.

All right then - I actually READ this book, and found that it generally has OK advice. Nothing new - but then again, I am a sophisticated [and accredited] investor. There is nothing here that made me think "Oh! This is awesome, and this is what I was looking for". Further, much of the advice will not work in states where real estate is very expensive [like my home state of CA].

Now stand alone, I would have given this book three or four stars. Then again, I got junk mail from one of the bulk real estate program promoters [I will not name him for I do not want to give him publicity]. If the author is involved with this RE promoter, then the book deserves only one star [which is why I docked it to one star].

The book is detailed, entertaining, even educational for people who do not know what "cap rate" is.... Also, the author does not address [properly] how one would manage multiple units in states that need on-site managers for any building that has in excess of 10 apartments. That's all......
